PROJECT RESPONSIBILITIES OF THE INTERIOR DESIGNER AT DIFFERENT STAGES

PHASE 1 – CONCEPT DESIGN: The I.D Consultant will initially:

• Analyze the concept space planning with the Engineers and review the architectural layout to enhance and optimize the interior planning, circulation and special relationship between the key facilities.
• Agree with the Clients Representative all preliminary information necessary to commence the services, this to include nut  not be limited to the following as they apply to the Interior Design Fit-out Works, i.e.
• Design brief for all areas and components of the works.
• Budget parameters for all area and components of the works.
• Program constrains to establish a definitive programme for all aspects of the works.

• Coordinate, liaise and take directions as may be required from any Specialist Consultants or Advisors the Client may appoint related to the operational aspects and end-user requirements for any areas or components of the works under consideration.
• Submit concept design booklet clearly indicating the design direction for Client’s approval/comments.
• Provide an initial estimate of cost for the works on an area basis for comparison with the Client’s perimeters.

PHASE 2 – SCHEMATIC DESIGN

Following completion of the Concept design, the I.D Consultant shall;

• Proceed with the preparation of definitive Schematic Design for all area of the Interior Design Fit-out work based on the agreed Concept design approved by the Client.
• Incorporated any all instructions or requirement of the Client arising from the Concept Design presentations.
• Identify and clarify and specific aspect of the works that will require dedicated input on the part of the Client for further development and direction.
• Clearly define any area of work not deemed to be included within the Interior Design Fit-out Scope of Work in order that the Client can make provision for the completion of the same.
• Prepare and submit for approval by the Client and the Schematic Design for all areas as defined in the scope of works to include but not limited to:
• Mood board with materials and pictures illustrating the design intent.
• Plan Layout
• Present and review the Schematic Design submission with the Client.

PHASE 3 – DESIGN DEVELOPMENT

Following approval of the Schematic Design by the Client, the I.D Consultant shall;

• Proceed with the preparation of definitive Design Development for all areas of the Interior Design Fit-out works based on the agreed Schematic Design, as approved by the Client.
• Incorporate any and all instructions or requirements of the Client arising from the Schematic Design presentations.
• Prepare and submit for approval by the Client the Design Development for all areas as defined in the scope of works to include but not limited to:
  • Coloured perspectives of all the primary areas of the works.
  • Sample boards of proposed materials, fabrics, finishes, colour schemes and Interior Design features.
  • Update Plan Layout.
• Provide and updated Estimate of cost for the works on a detailed component basis for comparison with the Client’s Budget parameters.
• Provide preliminary drawing schedule to define deliverables for phase 4 of the Pre-contract Design Services.
• Present and review the Design Development with the Client and his Representatives.
• Undertake any required re-work and presentations required to the Design that may be required to obtain final approval from the Client prior to proceeding to Phase 4.

PHASE 4 – CONSTRUCTION DRAWINGS

Following the approval of the Design Development by the Client, the I.D Consultant shall;

• Proceed with the preparation of an integrated, coordinated Detailed Design and Working Drawings Package for all aspects of the Interior Design Fit-out Works based on the agreed Design Development as approved by the Client.
• Incorporate any and all instruction or requirements of the Client arising from the Design Development review presentation.
• Prepare detailed Design Drawings, Working Drawings, Specifications, Schedule and all necessary support data and documentation sufficient to allow the Client to prepare comprehensive Tender Documents and Bills of Quantities for the Fit-Out and FF and Electrical Procurement Works.
• Prepare the Detailed Design and Working Drawings deliverable to include, but not necessarily be limited to the following, i.e.:
  • Key plans, sections, elevations at 1:100 or 1:50 scale to suit location.
  • Key plans, sections, elevations at 1:20 or 1:10 scale to suit location.
  • Reflected ceiling plans indicating details and positions lighting and preferred a/c locations.
  • Sectional elevations for fit-out coordination purposes.
  • Detailed drawings at 1:10 or 1:5 scale adequate to clearly define all specialist or be-spoke features, i.e. wall paneling, casework, moulded ceilings, counters, screens, columns, false work, etc.
  • Detailed drawings, specifications schedule and data sheets for all light fittings and accessories not included in the Construction Contract.
  • Colour schemes and schedules for all areas clearly defining specifications and requirements for painted and varnished surfaces, applied finishes and fabric, etc.
  • Colour photographs of all presentation boards displaying materials, design, fabrics, etc. necessary to define the same for Tendering Purposes.
  • Colour photographs of all perspectives to define the same for Tendering Purposes.

• Ensure that the Detailed Design and Working Drawings Package are prepared in a standardized format vis-à-vis drawings, reports, narratives, etc. to constitute a workable package to issue for Tenderers (selected Specialised Contractors, Manufacturers and Suppliers) where required.
• Interior Designer provide 3 full tender sets for the Client and 10 sets for Tender Purpose.
• Present and review the Design Development Drawing Package with the Client and his Representative.
• Undertake any re-work necessary to the Design Development Package that may be required to obtain Final Approval from the Client for the same, prior to tender and construction.

PHASE 5 – TENDER PERIOD

During the tender period the I.D Consultant will provide clarifications or other assistance that maybe required arising from queries raised by the bidders during the Tender Period.

The Consultant will participate fully in tender appraisal and the selection of the successful contractor. In conjunction with construction management and procurement agent, we will ensure the Interior is kept within the allocated budget and any cost adjustments will be carried out sensitively and within design parameters.

PHASE 6 – CONSTRUCTION AND INSTALLATION

Following the appointment of the Fit-out Contractor, the I.D Consultant shall during the supervision:

• Verify that construction and installation of the interior spaces conform to documents.
• Review and approve colour and materials samples.
• Review and approve all shop drawings and installation drawings produced by the Contractor for the Works to ensure compliance with Contract Specifications and Requirements.
• Monitor and report on the Contractor’s performance and progress during the manufacture and procurement stages of the Interior Design Fit-out Contract Requirements.
• Provide all assistance on site to resolve any in-situ design issues arising during the works and resolve the same providing direction to the Contractor’s accordingly.
• Supervise and inspect all aspects of the Contractor’s work on the site incorporating pre-work, installation, snagging and hand over of the works on Practical Completion.
• Undertake all Final Inspections and prepare Completion Report/Snagging List necessary to close-out the Works.
• Locate Decorative materials, artwork and accessories.
